🎉 You did it! You’ve gone through pre-approval, made your offer, passed inspections and appraisal, and cleared underwriting. Now you’ve officially been Cleared to Close—the final green light in your journey to homeownership! If you missed the previous posts catch up here, it's time for your next big move.
What Does “Cleared to Close” Mean?
This simply means the lender has given full approval, and all conditions of the loan have been satisfied. You’re now ready to head to the closing table and make your new home officially yours.
What to Bring to Closing
Here’s your quick Closing Day Checklist:
✔️ Cashier’s Check or Proof of Wire Transfer: Bring your certified funds for closing costs and down payment. Your lender or title company will provide the exact amount ahead of time.
✔️ Driver’s License or Valid ID: Make sure your ID is up to date and matches the name on the loan and contract.
✔️ Smiles & Patience: You’ll be signing a lot of documents—stay focused, ask questions, and celebrate this big milestone.
Final Walkthrough Tip
Pro tip: Schedule a final walkthrough a day or two before closing to make sure the property is in the agreed-upon condition.
Check that:
Repairs have been made (if negotiated)
No new damage occurred
Appliances and systems are working
The home is move-in ready
